The city is developing mainly in the north.

Downtown
Downtown is the business district of Nippia. Located to the west of a somewhat blended border with East Downtown, the district has a variety of tall skyscrapers, with offices, apartments, condos, and shopping areas. The tallest skyscrapers in Downtown are the Unity Towers, which are also the tallest buildings in Nippia. The three connected towers represent Nippia's relation with other cities, forming an L shape, and are divided into the Nippia, Kitania, and Liten towers. The Nippia tower is at the center, connecting to both other towers, to symbolize Nippia's relationship with Kitania, its old world predecessor city, and with Liten, the neighboring city to the south in which Nippia is in an SMP with. Next to the Unity Towers is Parker Plaza, named for its location on the western end of Parker Street, which includes an open space with a fountain. Residents primarily live in the Stoner Building, an apartment tower bordering Clinton Avenue, Moleurs Avenue, and Parker Street. A condiminium tower exists bordering Potato Street, Minajjj Lane, 69th Street, and Parker Street. Shopping is available at both small, large, and super large stores. Small stores can be found along Minajjj Lane and Ogre Way. Music's Gems has multiple stores, including showrooms as well as a Music's Gems tower in Parker Plaza. Large scale shopping is also present in Downtown, which holds the Feline Tower, containing a collection of large stores owned by Feline Holdings, the large, iconic Music's Gems 169th store, acting as a megastore and distribution center, as well as the regional headquarters of AlikLolly and Vitamin Drinks Shop. The roads in Downtown are in a grid pattern, with the primary roads running east to west. Clinton Avenue, on the southern edge of Downtown, is the primary road for general traffic through Downtown, and is paralleled by the less important Parker Street and Ogre Way. Minajjj Lane is the primary bus corridor, acting as a bus-exclusive transit mall. Minajjj Lane is closely paralleled by Ogre Way, which carries normal traffic, however most general through traffic is directed onto Clinton Avenue. Downtown has widespread transportation access, with seven KTA Nippia Metro stations and several bus stops. The A and B metro lines run under Clinton Avenue terminating at the Unity Towers, providing access to East Downtown and Nippia Central. These metro lines are paralleled by the NP2 and NP3 buses, which run to the north on Minajjj Lane. The NP2 bus goes to Nippia Central through East Downtown, while the NP3 goes to Zephyr Exchange. Both buses terminate at the Unity Towers. The H and V also service the neighborhood. The H runs from the Unity Towers under Unity Boulevard, going under Minajjj Lane and making one stop before turning north again and going to Forestville. The V runs nonstop to Forestville, then to Nippia-Liten International Airport. The S 69th Street Shuttle begins at the H station on Minajjj Lane, running east along Minajjj Lane and making a stop at 69th Street, and then turning south along 69th Street and terminating at Clinton Avenue with transfers to the A and B . The NP8 bus also provides nonstop service from the Unity Towers to the CUANT Tower in Nippia Central. Downtown is bordered to the east by East Downtown and to the north by Forest Park.

Forest Park
Forest Park is a semi-rural agricultural area of Nippia, forming a physical blockade between Downtown and Nippia North. Forest Parkway is the only street in the region, connecting Forest Park to Riverlake and Forestville, which indirectly connects it to Downtown and Nippia North, respectively. Leafcorp operates a lumber mill in Forest Park, and there is also a coffee plantation and a fishing area. The products produced in Forest Park directly benefit Nippia and are also exported to other cities. The metro provides the primary transportation access for Forest Park, with three elevated metro stations in the area. The E and F run on a skip-stop pattern through these stations on weekdays (the E makes all stops on weekends), and the H also stops at two of the stations in Forest Park. All three metro lines go to Forestville, while the E and F provide service east to Riverlake, Riverdale, and Nippia Central, and the H provides service south to Downtown. Forest Park borders Riverlake to the east, Downtown to the south, Forestville to the west, and Nippia North to the north.

Fresh food markets and fishing are available, as well as beautiful gardens accompanying the beautiful forest. Most residents use wooden paths, however there is a cobblestone paved road through the area, Kermit Parkway, which goes north to Airside Boulevard in Nippia North. In addition, Forest Parkway can be used to travel into Forest Park and all the way to Riverlake, which has a road connection to East Downtown. For an area so close to nature, it has a surprising amount of elevated metro lines that bring residents to other areas of Nippia. The E , F , H , L , M , and V stop at the Forestville metro station. The E , F , and H provide service to Forest Park, with the E and F continuing to Nippia Central and the H continuing to Downtown. The V runs nonstop to Downtown without going through Forest Park. Theater District
The Theater District, located along Starway, is a major tourist destination, with numerous theaters and event centers, hotels, and stores. Starway, the street it is located on, is often used as a metonym for the district. The heart of the district is Starlight Square, which includes MusiCal Theater, Zephyr Hall, and the broadcasting center for MBS 34. Starway also has the Felina Grand theater, the Birchwood Coliseum, and the InterContinental Starlight hotel. In addition, south of Pussycat Street is the Walk of Stars, which includes diamond and gold stars along the sidewalk with player's heads on them, reflecting the motto, "We are all stars." Clothing is available at Sharkeisha's Secret, while Music's Gems provides a selection of quality gems. Both tower stores are located at Starway and Pussycat Street. Stores are also located on Starway south of the Walk of Stars. Additional shopping is available in the Pride Village and Nippia North. The Theater District has a wide array of transportation, with four metro stations and five bus routes in the district. The I and J metro lines run local and express, respectively, under Starway for most of its length. The D joins the I and J from Starlight Square to the north, splitting off to Riverdale and Nippia Central to the southwest. All three lines go to Nippia North. The S Central Shuttle also connects to the I and J at Walk of Stars, with service to Nippia Central. Starway has bus lanes in both directions used by several bus routes. The NP1 bus runs along the entire length of Starway between Nippia Central and Nippia North, the NP5 runs along Starway south of Starlight Square to the CUANT Tower in Nippia Central, and the NP6 MB runs along Starway north of Starlight Square to Nippia North, then to Nippia-Liten International Airport via Airside Boulevard. In addition, the NP7 bus uses a small segment of Starway, running to Pride Village and then to Nexwood via Prideway. The X10 express bus provides intercity service to BirchView and Central City. The Starlight Square bus plaza is where the NP1 , NP5 , NP6 MB , NP7 , and X10 buses stop.
